How long will it take to build?
Every home-building project is different when it comes to duration. There are a lot of variables in size, lot of preparation, features and the time it takes to plan and build a home. At Ness Homes we believe that time spent with customers to plan their dream home is key to ensuring there are no disappointing surprises. We are very proud of our track record on building custom homes on time.
Do I have to deal with Tradespeople myself?
At Ness Homes we deal with all trades start to finish. We know your time is valuable but this is a huge investment, therefore we encourage scheduled meetings throughout the process to allow us to keep you informed of progress and allow you to contribute your thoughts and choices.
Do you need paid upfront?
Our quotations will detail the payment schedule with amounts and stages identified prior to the signing of the Contract. As a quantity surveyor will be actively involved from the early stages, these amounts and stages can be varied by mutual agreement to help meet our Clients funding requirements.
Can I change the layout of one of your designed homes?
We encourage you to adjust and make the home your own , this may adjust build costs, but its important the design and layout works for you.
Who deals with planning and warrant?
We can deal with all the council planning and warrant as part of the process. Fees would normally be applied for such.
Can I claim the VAT back?
If you are constructing an eligible property, a new build for example, you will only pay VAT to Ness Homes for any items that are not deemed fixed by HMRC. Normally these would be some appliances and white goods.
Payment of VAT on Extensions is applicable at the current rate dictated by HMRC, currently 20%.
Certain renovations and disabled conversions can be charged at 5% and zero respectively and at Ness Homes we would be happy to assist our Clients in this matter and advise accordingly.
Is the price quoted a fixed price
The quotation that will be issue will be fully detailed reflecting all the items included any items that may be excluded. Any provisional sums or prime cost allowances contained within the quote will be clearly identified.
Certain elements of the quote, the excavations depths for example will be noted as provisional allowances and will be clearly identified and detailed. We are always happy to discuss any aspect of our quotations with our Clients and believe that the details issued helps to protect our Clients interests and to avoid any nasty surprises and have as much cost certainty as possible.
Are there building standards and who carries them out?
All projects will require building warrant approval, our in house designer deals with all relevant building standards within his drawing package and deals with your local building standards officer to allow for approvals to be provided.
What areas do you build in?
We currently cover the Highlands, Skye & Lochalsh, Moray, and Aberdeenshire. If you are in any doubt about whether or not we can help in your area, please contact us with your requirements.
Can you design a house for a specific plot?
This is an important factor and whilst standard ranges may work for many plots, rural or urban , its important that the home reflects its build environment so again we would want the home or project to work with the land it sits on.
I have my own plans drawn up, is that a issue for you?
This is not an issue, we offer services across the board including working off other designer /agent or client plans and can provide a cost for just the build.
